    Thanks...interesting information.

    Great....new competitors from outside agriculture investing in farms...show drive up the price of land for us that don't want to sell.

      Well one of the big farmers around here buys nearly everything at land auctions anyway. 3 years ago he spend 1.2 million and bought nearly everything at one sale. 2 years ago he asked to have the land he had a grazing lease on sold....the gov allowed him to match the highest tender bid (me) which he did, took all three quarters by me. Last year he paid 170k avg and took all three quarters being sold that day. All three of his boys built new houses. Its pretty hard to compete with that...the finance companies won't let you get too crazy with what you pay for land. On top of that try getting financing for a bush quarter... no return for 2 or 3 years. Land buying is very competitive around here, you have to use every advantage you can get.
