    Foam Lake / Humboldt / Melfort Land

    From my recent travels through the area, that land
    (although a tad moist right now) looks like it's fairly
    productive.... How come it's so cheap compared to
    land in Manitoba?????

    I could buy 160ac/140cult for $56,000.... and for
    the same thing in my neighbourhood I'd be paying
    $135,000... Doesn't make any sense.

    Distance to LDM foods is the same... distance to any
    useful elevator is the same... I don't get it. Could
    someone enlighten me?

    Not sure where around humboldt or Melfort you are looking but around Melfort land is 160,000 a quarter generally and Humboldt is around 80,000 to 130000 a quarter. Of course in every area there are some quarters that have hay or livestock on them for a reason though. Cannot speak for foam lake.

      Try to buy some for 56000 a quarter in Foamlake Id take 30 if I could get.

        Supply and Demand, most farmers around Foamlake,Elfros area are having a hard time finding someone to take over. They have convinced thier kids that farming is not the way to live and they have moved on to high paying jobs in other places. We dont have any BTOs in this area to push up the prices and our harvest season is only long enough for an average sized farmer to get off what he has seeded appox 2000ac per family without hired help. There are good and bad tracts of land throughout the area and most grow a very good crop, as far a pasture land most of those have now become empty because there is hardly a future in livestock, allot of work and hardly any pay. Im thinking if there is ever a drought this will be the place to farm because we always get the moisture, usually when we dont want it. If you went from door to door you would find farmers are all on the verge of retirement age or way past, not many young farmers here. It is going to get awfully lonely out here in 15 years if nobody moves in.

          I have "MANY" friends from the Foam Lake area through my oilfield work. Land is definately cheaper for "some" of the reasons breadwinner has mentioned. But seeing that SF3 is in for 30 at 56,000....... I will raise that bid to 72,000 :-)

            Ah competition, Foam lake has large farmers I know a few just out side of town on the west side. Also south around West bend is a guy trying what 27000 acres. Then their is one earth. Land is all over the place but in a drought great place to be. If one went their and tried to buy a track of 30 quarters Id say they would have a hard time. Jd its 75,000 back to you.

              Those ones west of town are family operations with several families involed in one farming operation. They arnt in the game of hunting down more land to farm. They have an excellent lifestyle without taking on more risk and allot more headache. They have the attitude "farm less better" instead of streching the same inputs over a larger land base. Of corse if a great piece comes up beside yours you buy it and sell off some of your further land. You end up with more family time and the same bushels in the bin, no hassles with hired men and equipment. These large land gobbling farms dont seem too last more than ten years how come??? The one at Westbend will not stand the test of time, I will bet on it.

                I agree with you on the one buy westbend. Probably wont make spring. As for (H) they are a family farm, your right and a very good run one.

                  Pretty much the consensus if you don't get the weather for a few years in an area because there are no useful programs that actually work no one wants to farm there. No young people coming in, only the occassional oiler with money to blow and that usually is what happens its blown and then the rest happens. Schools close, doctors want to leave and people are driving an hour just for doctor appointments etc. Get a kick out of those that claim that is progress, it's not progress by any means it's bullshit look at the tax breaks employment subsidies etc for other industries they make the fuel rebate etc. look like chump change yet the media makes such a big deal about nothing.

                    Let's see, bitch and moan all year about how ya can't make money doing this, oh boohoo this and boohoo that, then you're first in line to bid up the value of land. If ya want to play like that, I'll use my contacts in Germany, find some investors who want to get into farming here (not hard) and buy the land for $200,000 / quarter... I bet you two will be the first ones crying foul... hey it's just competition *grin*.

                    Oh, and JDGreen, I don't think my nerves can put up with you farming in a wet area... You complain way too much about the rain. LOL.


                    The reason I ask, is that I'm getting tired of bidding up 30ac, 50ac, and if I'm lucky 120ac fields... having to deal with different landlords every year, and not being able to find decent land to buy in Manitoba. The land values here are inflated... it makes sense to buy at $600 - $750/ac. It does not make sense to buy at $1200 /ac.

                    This is not Iowa. This is not Argentina (and yes, I know how you farm down there... I have family... back there who run a 30,000ha (yes, HA not AC) grain operation. Their profit margins, and the amount of real money that they make would astound ya'll.


                    I'm trying to figure out if it makes sense to simply up and move to (or expand into) a new area...

                      Hahaha, you make me laugh comedian farmer. You are a complete joke 22 year old foreigner who is wet behind the ears and has got alot to learn. Take your investor and stick it where the sun don't shine. Everytime before I open up your posts I put on my rubber boots cause boy the bullshit is going to get deep! If that land up at Ethelbert produces the crop yields you report it would be fetching thousands per acre, not a measly few hundred. That land up there should be all cattle pasture & hay land. Heres a thought pack up & start farming with your relatives in Argentina. Foreigners are not wanted here anyways. Boy oh Boy would there ever be alot of land for me to farm if we could only get rid of you useless hutterites & foreigners. One day at the very least we will bring in regulations to shut down The Hutterite, just like the 40's & 50's. God Damn people were smarter then. Anyways my vote get the hell out of Canada & don't let the door hit you on the way out.
