    Kramer land rental auction

    Seem Kramer auction has 3 year land rental sold by auction. My question is . Does the buyer pay for all 3 years up front.? How much comission and is it taken on total 3 year value up front? I am not thinking of renting my land but if I was would definatly consider this.

    Never seen this before but pretty sure I would not be interested to give my land away three years rent to just the highest bidder probably you would lose any control if things go bad. Of course if you have your money up front that would mean something but highly unlikely. I would want to make sure the auctioneer guarrantees payment every year. Then again why would anyone do this, likely it is costing 10 percent so umm. Is there no locals willing to bid?

      This must be some greedy landlord who is going to get bit in the ass in the end. Land rent is a long term deal with the renter spending money for imputs on land he will not see back till the next year or beyond..This shows the land trust deals of Farquar are short term and short sited.

        There have been a few land rent auctions already over the past two years. The first one I talked about a while back - it set the bar. Land in question is sandy loam, hilly, was renting in the $25-30/ac range. Landlord new several locals wanted it, but did not want to start a bidding war and look like the bad guy. Solution, rent auction with him out of the picture. It settled for $62/ac - to a local.
        Now every land lord in the country thinks they all should be getting double b/c someone will pay more.
        The most recent rent auction was 3 seperate parcels - $73 - $64 and $56 respectively all to one buyer.
        As I said before this has pushed up land rents everywhere around - but who's to blame - not Kramers, they supply the service only - it's the farmers themselves. What this is doing is seperating the landlord from competing bids. Terms may be different for each sale.

          Every landlord has to look at their own situation. Weigh the risks and benifits. I do not think these people are greedy to choose to market the right to farm their land in this way. Farmers are saying every day they want to market their own grain. To be a good marketer is not being greedy.

            Guess'n I don't feel too bad den payin' what I payin' fer Cash Rent, if'n thats what pasture ground is rentin' fer.....

                I never trust an auctioneer with the "phone bitting" How do we even know there is a real person on the other end, and not a rep from the family or the auction company?

                These "Land Investors" slimey scum of the earth in my opinion.
