      I suppose one way investors can justify their purchase is to purchase more at a higher price and then they can say that the value is increasing.
      In reality this lever land should have sold for 600 per acre. No one locally buying anything else except for new comers, new neighbours with new money.
      Locals are a bit worn down at the moment, don't wish to compete with this. Not that I know of anyway.

            Maybe when it comes time for these damned investor to find someone to rent it, we should all say go to #$@##@. They won't make much if it goes unseeded, or they have to have someone custom do it.

              Its time to sell to your 18 year old sons for this price. Don'T cosign the deal just sell to the son. Soak the little bugger then when he looses it in 5 years you buy it back for 10 cents on the dollar. Its legal and that's how big business does it.
              Just up for discussion, I don't recommend but its fun to tease.

                The hutterites are willing to pay high amounts. I heard the Kyle Colony paid $1300/ac for 15 quarters. It probably was land that they really wanted.

                Either way, if the land prices stay this high, it will force young farmers like myself who want to start, with out daddy co-signing, nearly impossible.

                  From what the JD dealership told me it is the Crone's equipment. I don't know these guys but from what I am told they sold 2 high clearance JD sprayers at the auction this summer to replace them with pull types. They farm around 20,000 acres. Anyone remember the 5 or 6 basically new Cat FWD tractors at Ritchie Bros auction in S'toon a couple years ago - same guys.

                  Something doesn't make sense unless you are struggling to keep up to your lease payments...

                  Maybe a new post should be crazy equipment deals of the winter.

                        I had 20 years mediating debt. Hm looks like 1979 all over again. Why the west doesn't get it just amazes me. One or two bumpers and their off to the races.
                        In our area no one is selling. Yes we have a number we would pay, but no one I repeat no one is selling.

                          A grand an acre SF3, may pay in these
                          lucky for the western side years. But
                          when normalcy returns, it sure won't.
                          Where I come from, land bids would be
                          very low, if anyone was selling. If
                          Hudye makes a deal on the Cawkwell land,
                          they will probably over-pay just to get
                          it, cuz the farmers here know what has
                          been going on here, and frankly most
                          don't have buying/expanding on their
                          minds. And then when they seed no crop?
                          Not a wise investment. They were way
                          higher in the 70's and 80's. 500 bucks
                          should easily do it here. Reality is
                          foremost in the brains around these
                          parts. I had a landlord call me, on
                          which scince 2004, I have seeded his
                          land 3 times. He was sad, and said he is
                          sure sorry about the situation out here.
                          Hopes we can drain again soon. He wants
                          15 bucks an acre this year. Are you sure
                          I ask? Yes, you've been through hell out
                          there. Gee thanks. At least one older
                          farmer gets it a bit. He never went out
                          and looked for new renters, he wants 15
                          bucks from me. Because with the no-drain
                          ban on, he knows no one else is looking
                          for land. Class one and two dirt.

                          Grainland here is not sexy right now. It
                          is a liability!!!
