    I'll keep you in mind husker, they are just trying to sort things out down there. Some neighboring land is bringing 60 apparently!

      Obviously something wrong with this picture, how many acres in the one block? Need more info. Locals know best, land changes from mile to mile. Is that the one with the huge gravel pile on it??? Kinda unfarmable?

        I live in Regina and if it is one mile east of Regina any where up to 2 1.5 East soil is great after that not so good closer to White city.
        25 is a joke in that area. Is it the stuff just east along the highway with sasktel tower on it.

          Does the $60 land come with hopper/air storage, clean with good fertility? I hear the same b/s stories here. Everyone wants the same or more than the next guy - but is it equal dirt with 'good' storage? Freewheat, no doubt you will know or find out but some dirt is only worth half b/c of poor outdated storage, no drainage, dirty, been mined for years, whatever the list can be very long. Unfortunately all land owners see is what their neighbors get and think they are getting shafted. If it is a clean 1/4 corner to corner with little bush or sloughs, and has good up to date storage that is accessable by semi and in winter then you can start to ask top dollar. This dirt may well be but if it is not you should expect $20/ac less than top dollar.
          Just a thought not pointing fingers here.

            Grain storage is nice but really means nothing. Most want extra for good bins. With bags not really a issue.
            Poor kept dirt will trade less. But after 3 years its like all others. That's why if you rent poorer kept dirt get a first right of refusal for future purchase.

                Where is this land from the CTV tower?If it is heavy clay your friend will get 60.00/acre without bins i can gaurantee it.if it is up for bid I know someone in the area.

                  Thanks for all the advice and comments. I am waiting to hear back from them on a few things. It has no bins, is 1 quarter with 2 adjoining that are also probably available. I would estimat 440 acresish total. On a soils map and soil test results, it is clay on the one quarter, not heavy clay.

                  As for exact location, I have been told to not say yet. It has not been treated very well, but no big deal, i take land like that over, and it performs well, due to not having been mined through big yields. It just needs some glyphosate, some no-till, and some effort, unlike the former renter...

                  25 bucks? I can't believe they have been this shafted for this long!

                    $25 is low if it is what you say, for sure. To me if the top land is going for $60 - I would take off $5 for no good storage. Then look at $40 first year, $45 yr2 then $50 yr3 as the land gets cleaned up and fertility levels improve. Those three items can be very costly and yield robbing. Then if the land is clean and sustainable then one can ask top dollar. Good consistant crops don't happen by accident - it takes time. One thing - you waltz in there and pay $60, pay for extra fert and extra chem then get no rain, to much rain, or hailed out - you will be sorry. Just sayin that good clean productive land can absorb adversity much better. But chances are you will get $50-60 from someone, givin the land grab goin on.

                      There is some extra adjoining farmland. HMM this sweetens the deal for SF3. More land, more efficient, more appealing.
