See we both can agree on something.
The big island wins out. Stayed on all over the
years but the big island is the best.

Just got back from Oahu also. That is the island that is most developed.
Yet me and my daughter found interest in Staying at a state park up hill from Aeia next to Honalulu for 3 days of the week trip. We managed to stay dry at night even though we tented in a camp site in a jungle rain forest in the wet season. Did not actually know it was the wet season before we left. 4 inches of rain in the 3 days but it could have been worse. Of our itinerary was self guided trail hiking, lots of wild boar, wild chickens, the boar have a season but the chickens one could have got and eaten but did not do that as brought or own food, on one trail we came out onto a very nice private streat, that is a streat owned by the people owning properties there. Talked to a nice Chinese lady for quite a while give lots of info and we chatted about anything and every. We did ask what the properties on the street were worth and she told us the selling prices of a few. Was in the 4 to 5 hundred thousand range. Some rents in the 2500 per month range. Very clean yards. Some doctors, mostly retired peoples, some younger retired. Some were first generation born there some were just moved in from another part of the world, some lived there less than half the year. No true native Hawaiians. Is a nice community, market is driven by foriegners moving there. But I still like my home in Saskatchewan and like our winters.

Hopper the Tenting in the State park
sounds like fun. Yea it rained alot this
year on three of the Islands. Kona is in
a drought so we were hot and dry for 10
                of the 21 days.
One guy said its cheaper as an american
to retire in Hawaii than NewYork because
of the taxes. Not sure why. Did'nt get
                into it.
But as the question was asked at the
begining which property would give a
better return in the next 10 years. Sask
                farmland or Hawaii.
As an investment Id bet on Hawaii.

What are your costs of owning
                  (taxes,condo fees) and maintaining
                  (utilities, maintenance, renos) versus
income potential? Are you buying a
recreational property for your self or
an investment that pays for its self in
a rental pool? If rental property, what
                  cost and risk?

Charley its simple 4 of us purchased a
property. I have JAN to April every
year. The others have April to June,
July to Sept, Oct to Dec. Taxes are
divided by 4 and so are the Maintenance.
Every one choose their time time period.
Can buy out other partners if they
choose and right of refusal, No Mortgage
on property. This is purchased for our
                    retirement. 70 percent chance will
                    buyout the others.
But buying a home in Hawaii or Spending
on Sask land at todays prices I think I
will make way more profit on the house
in Hawaii than the dirt in Sask.
250,000.00 per quarter to latest at
270,000.00 Does not pencil out. But it
seems a suit in Toronto thinks it does.
Now buying land less than 4 years ago at
under 45,000.00 That was the time to
buy. Oh wait the suit thought it wasnt.

Now as far as investments go here is
                      another one.
Condo Dev in Regina or Saskatoon.
Cash down 100,000.00 share. Repayment in
1.5 years after all sell 225,000.
                      Still looking at this one.
Now its simple a house use to cost
around 300,000 or less to build. Labour
went up a bit lumber down rest about the
same so builders cost havent gone up.
Selling house now for 650,000.00 HM
Purchasing Blocks of farm land for
Hundreds of thousands, Its a Ponzi
                      Scheme.
