Daylate, I agree with you 100%, I have seen similar but smaller "land rushes" (for lack of a better term) before. It happens when interest rates are low and commodities surge. My long term return on investment for farming, is around 5% without land apprecitation. I am leveraged with reasonable labour, and management costs (me) are very low per acre. When interest rates or other investments look more attractive, the super farm investors will leave.

"I marvel at farmers who built a farm piece by piece thanks to neighbors but have to sell all or nothing. It basically puts anyone young or smaller out."
Totally agree. The way it's going here, nobody small will be able to buy a few acres.
Thanks for nothing to those who sell to BTO's.
Hope you enjoy living and working in a land with NO human neighbors "huge farmer".

What happens to these investor types when
interest rates increase and grain prices
have a few lower price years. Do they
exit and sell? How long have they been
owning farmland?

I agree with Daylate. Although I think there is going to be a correction but over time we will see the same prices we are seeing today. I said in a very old post, when things go south the only ones left will be the guys with nuts and guts to put up with what agriculture is, a high risk venture.

Charlie I have a plan and its working
like I thought only thing is I should
have purchase the extra 7 two years
back. Now you sit and wait. The new
super farm just picked up 26 more yea.
Funny thing were getting vibes in the
area, When the cat is in Calgary or
Toronto the mice will play. Im in a
great mood this morning lost a bid to a
young guy by 12 dollars an acre. Woop
woop.
Life goes on. If your having fun and
making money who cares.
But the topic is land values and super
corp farms.
If all sooner or later bail, our kids
will work for the corp and all the other
things associated with Rural life will
end. No Im no Socialist but why are
Brazil and Argentina seeing that all
this foreign ownership is not working.
Also guys like you Charlie would not be
needed with these super farms They have
their own.
Would I sell in a Large block or piece
it out. Im not selling Even if the last
sale was $2000 an acre (still havent
confirmed).
I still think in todays farming I would
sell in Pieces with no real estate. Way
more money to farmer.
Point in all this, If all liquidate and
corps farm. Food prices for every one go
up and all the added extra jobs are
gone! In our area the flood is
happening.

Saskfarmer do you have a succession plan? I never heard you mention much about your kids, you have a pretty great farm there that your kids if you have any would like to take it over some day. Do you have any that are 25 years old? Do they own some land, if not it is likely time to start handing some of it over.
