Why Arent ND and Montana Farmers Liquidating to Land Companies!

    Because land in Sask is still percieved as cheap. That's the issue. They would buy it in Montana, and can buy it in MOntana, if it was percieved as a deal. That's the issue we will deal with in Canada.

        Sask: the difference is one person will try to pay for it and make a living off it and the other is looking for a secure place to park some money. Hard to compete with that mentality. In the future, like selling grain in a falling market, the "investor"(seller) may not be able to sell it fast enough before it loses too much value. Then someone may have to call the WAmbulance!!!

          Outside investor do not realize that
          cheap land is what keeps Western Canadian
          farmers competitive with other more
          favourable regions. (ie: Farmland closer
          to markets or in the US) So it looks
          cheap to them. Thus they pay more. So
          you will just have to wait until you can
          buy the land from the investor. If
          interest rates rise it will not be long.

            If you think Sask population will not grow. Value added indusries do not want to invest in this province than Farmland prices will come back down. But if investment and population continues to grow farmland today may be a great investment.

              Another factor is not most of the smaller farmers already gone in North Dakota? Another thing is you seem to mention you will be buying this land when things turn down. So in essence your nieghbour might be doing you a favour by taking the higher price from investors so you can purchase it cheaper later. Another thing, if your worth like 5 million already, why should anyone worth less be expected to give you a break? You don't mention much about your next generation, they may have different thinking about farming. Retirement is going to look very attractive to them when your gone. I have only dealt with the realestate company on a house purchase. A few things I found out is for one, the realestate agent cannot force anyone to sell, the owner still has the ability not to sell after hiring them. And also the owner can still reject a higher bid or anyones bid. Unless these land deals are written up differently.

                Sask not sure if your offended about the kids comment. I know that I am in that boat of where is my farm going next? I will not sell the land but how to get the next gen to keep it to their advantage. In the past I noticed guys working for CN etc have good jobs and the rent from 3 quarters helped a lot weather put to retirement or toys.
