    Here is the skinny. The four guys are neighbors
    who the farmer quickly phoned before he signed
    up with the real estate. We all know each other so
    met over coffee. No collusion. All agreed. The real
    estate is way over over valued, but everyone had
    a price close to the same. After dust settled he will
    get what we all bid with all fees deducted. So the
    moral of the story is why do we need the real
    estate?
    One other note 3 years ago land was trading 50 to
    75000 now 170 to 300.

      Jesus, sell man sell. Come over here and you can buy land for under 80000. Never mind its only 30 bpa canola and 40 bpa wheat crops.

        One off has a point. In my area there is roughly
        only 6 big farmers and 3 colonies in 2
        municipalities. They could easily decide to have a
        meeting and set rental agreements and purchase
        prices. Truth of the matter is that there are very
        few small to medium farmers left to pick up any
        property that gets unencumbered.
        When these BTO' retire multimillionaires, there
        will be quite a void. 20,000 acres at a time. It's not
        because the mid size guys don't want to, they just
        won't be around anymore. Economies of scale.

            No I was holding off till he needed it.
            All or nothing!
            But the best part today the guy who sold
            out with 8 quarters is phoning all us
            neighbors trying to get us to sell to the
            Chinese guy!
            Lets just say that was a very interesting
            conversation!!!!!!!!!!!!!

              Wow. I would have asked for the Chinese guys name and told the seller I don't need to pay real estate fees. Just for kicks. Then tell him you sold for 30 percent more money without real estate fees and your farming your own land back now for less rent than he is paying. Really like **** the guy up LOL.

                Report on the Chinese guy is he is a
                English prof (yes very educated not a
                migrant farm worker Me Bad) his wife is
                a doctor. They did not come from Hong
                Kong But Beijing. They want to plant
                different crops and ship back to china.
                They want FCC to finance their shipping
                operations for this venture. Hm FCC is
                getting tough on Canadian Farmers trying
                to buy land changing rules for whats
                needed for security yet it is looking to
                finance these new super farmers to ship
                food out of canada back home! Oh wait we
                cant do nothing about it cause they are
                becoming Canadian Citizens so it would
                be discriminatory. Yea like their is any
                law in China like that. In China the Gov
                has a problem with you, your whole
                family just disappears.
                Its a plan to get food back to china and
                not have to pay for it from Canadian
                FArmers.

                      than we do. They know every single
                      program better than most. Box them in no
                      room for expansion. THats the cure.
                      Seems it is happening. Farmers in area
                      are not happy. Im pst but most are alot
                      more than me. The final straw was when
                      the guy that sold started phoning guys
                      to see if this new guy could purchase
                      their farms. Here is a history lesson
                      for our area the last farm to be sold
                      before these sales on the open market
                      was 1992. Every other sale was from
                      neighbor to neighbor and relative to
                      relative. The new guy might have some
                      issues expanding time will tell. But I
                      did underestimate them.

                          We wont know for sure till next spring. He
                          paid the owner 240,000 cash minus the
                          Realestate fee. Rest comes in November!
                          Ownership after that.

                              5 years ago no one wanted to farm, now everyone in their dog is phoning landlords, badmouthing the renters trying to get land.

                              And as they sat back 5 years ago not willing to stick their necks or pocketbooks out, now they complain there is no land available.

                              You gotta think long term. You need big kahunas to take it on in bad times to reap the rewards in the good.

                                I wish I had pressed some people more and
                                got to the 50 quarter mark that was my
                                goal from day one. Now the last 10 will
                                cost dearly or wait out the storm. Ill
                                wait it out!
