    Real estate People do we need them!

    Well here is where I see the problem
    with all these land sales. Real Estate
    people.
    1. Cold call on Farmers that have No
    kids or Almost broke or Never moved
    ahead!
    2. Promise them the world. Even if their
    farm is So so never fert or cont seeding
    and never used roundup, etc.
    3. Have them sign the farm over to their
    care. Ok sign that the farmer cant ask
    any one else to buy the land.
    4. Have investors waiting in wings.
    5. 5% on a Mill is $50,000.00 for doing
    what.
    6. ALL or Nothing!!!!!!!!!!!!!!!!!!!
    7. Rent will be $40.00 an acre back to
    Farmer!!!!!!!! Dah!
    8. Plus Taxes!!!!
    9. Total price Minus the Sloughs etc.
    GPS, yet to neighbor its so much a
    quarter!
    10. Since its a signed deal you then
    here, No one local came to bat so your
    1st offer is your Best offer.
    Deal is done farmer gets $150,000.00 now
    10% minus the Realestate Fee of
    $75,000.00 and in November the Money
    arrives!
    Neighbors its Cash or check in 30 Days.
    Have two days to say yes or No.

    1st offer from Realestate, Ok before
    signing.
    2 mill Easily get, Guy goes to neighbors
    they all say No. Remember this is 10
    miles away and more rolling with
    Sloughs, wet years are not the lands
    friends.
    After signing one offer from Vancouver
    1.5 for the nine.
    Minus $75 farmer takes 1.425 $158,333 a
    quarter.
    Offer to Neigbors 222,000 a quarter.
    No takers
    Reality farmer got what all were
    offering with all deductions taken off!
    So my point is why the need for a
    Realestate Agent. Oh another form of
    Leach!
    All one needs is a Lawyer to handle the
    paper work and done deal, Lawyer gets
    couple thousand.
    No Brainer.

    Had one home in begining I used a
    Realestate agent in Saskatoon. Yea your
    first offer is your best BS.
    Since sold and purchase homes by Owner.
    NEVER A PROBLEM!

        The only way you can fight this is by
        doing this: Find out who the Vancouver
        people are, sell them your poorest land
        with lease back, then when better land is
        available, you give up the lease.

          Wheat King Sorry this whole spring has
          caused me to rethink my farm goals and
          fast!
          New reality some one always has bigger
          toys so usually your better to go home
          than fight the monster!
          DEEP pockets it doesnt pay to fight them
          I will loose, I know!
          Sad any young guy is now pouched in our
          area. 79 quarters gone to Chinese in a
          10 mile radius! THats almost 13 thousand
          acres.
          But my point today is do farmers really
          get the best deal using a Real Estate
          Agent. By the above comparison NO.
          Their were 4 of us that were willing to
          buy it before he signed.
          Any way! Going to Rona to buy lumber
          probably should start building the ARK!

            Ajl, that is good thinking. Although this may give
            the impression that the SF 3 farm is Almost broke,
            as described in #2 from original post. Then, more
            than ever, the neighborhood thinks that SF3
            cannot afford to buy any more land and is selling
            because he has to. Saskatchewn psychology .

              When an issue appears long and complicated; try rereading it in small chunks.
              I was once told by an editor that the history of the world since the stone age can be condensed to a single sentence.
              And so it can. It will satisfy all the cell phone texters out there.

              Otherwise, it is but a waste of a few words.

                I'm For sure not broke. I have all the guys seed
                cleaned in my bins and drills their to seed him.
                The sneaky real estate snow balled him. 4 of us
                met last week and would have cleaned him out in
                30 days with money not wait till fall. Same price.
                So again is their a need for these guys? It's not
                about me, it's should farmers sell using them?

                  I guess it is up to the individual, everyone's circumstance is different. Some areas have a sufficient number of local buyers to make an equitable transaction possible. In other areas it actually helps to drive up the price for the seller, in our area up to 15 per cent higher in the last year. So likely a good thing if you are selling. After all the above I have always up until now considered real estate sales people as useless leaches in the system, that don't do a whole bunch and make a bunch of money quick. I guess I haven't done anything to enhance the discussion and should maybe have just pressed the delete button. Dam I just hate this weather it is driving me even crazier. lol

                    The route I see is by going auction. Find some
                    smaller auction co who will do the auction for
                    cheap and agree to work together on advertising.
                    Set auction 2 months out and let guys get
                    financing / figuring and moving some grain or
                    cattle done. The last land auction here everone
                    figured 285 / quarter tops. Then bang set the
                    market way higher 395k quarter and ya took 3 at
                    that price. No complaining neighbors after the
                    sale .... everyone knew, had time to think it over
                    and had the chance. No .... O I would have paid
                    you more....

                      There are reasons why people make decisions the way they do. It ranges all the way from being snookered by a con artist scam; all the way to a thoughful deliberate decision.

                      Are you sure that you haven't overlooked some of those reasons.
                      I sometimes have detected that sellers are turned off by a pushy arrogant attitude of a purchaser who believes they have full right to cherry pick what they desire from someone else's property.
                      Sometimes that means that your chances are way less than zero percent.
                      Too bad, but that is anyone's perogative; especially if you truly believe in property rights and free enterprise.

                          Your description can be perceived in several different ways.

                          One interpretation could be that four farmers collaborated to divide up someone else's property. There were not four bidders; there was a collusion to limit bidding.
                          That could be seen as offensive; and borderline; if not downright illegal; and possibly the reason anyone not connected would have been given first chance.
                          Just a posibility; as I've seen it happen before. Warmed my heart too.

                            Also sounds fishy, in one sentense you said the land was pot holes and not good in a wet year lower value, then after someone else buys you said you would have paid that price of top dollar. I am sure if look back a few years at your posts this land value was 50,000 per quarter. If you would openly state to the nieghbours maybe advertise in the local newspaper that you are looking for land and paying top dollar they or you both can pocket the realestate fees. The realestate fees are entirely the sellers cost, plus still need the lawyer yet so that is another cost. Some sellers may not realize that there is also lawyer fees. Land prices have just risen so fast that us locals are not bidding enough. Maybe the land is not worth that much. Maybe these investors just have too much money, they don't care to blow it, just want to move here. Also you don't know the selling price, isn't that all secret in fact? Is it even more or less than the stated price? I do think realestate agents are leaches and am surprised they are still in business now a days with the use of computor kijiji sort of system could put them out of business overnight. I believe they are over charging for their fees.

                              Or maybe your neighbor really didn't like you SF3.

                              If he is that much of a prick, keep the grain that's in your bins. At least make it difficult and point out the services you provided as goodwill.
