    There are reasons why people make decisions the way they do. It ranges all the way from being snookered by a con artist scam; all the way to a thoughful deliberate decision.

    Are you sure that you haven't overlooked some of those reasons.
    I sometimes have detected that sellers are turned off by a pushy arrogant attitude of a purchaser who believes they have full right to cherry pick what they desire from someone else's property.
    Sometimes that means that your chances are way less than zero percent.
    Too bad, but that is anyone's perogative; especially if you truly believe in property rights and free enterprise.

        Your description can be perceived in several different ways.

        "4 of us
        met last week and would have cleaned him out in
        30 days with money not wait till fall."

        One interpretation could be that four farmers collaborated to divide up someone else's property. There were not four bidders; there was a collusion to limit bidding.
        That could be seen as offensive; and borderline; if not downright illegal; and possibly the reason anyone not connected would have been given first chance.
        Just a posibility; as I've seen it happen before. Warmed my heart too.

          Also sounds fishy, in one sentense you said the land was pot holes and not good in a wet year lower value, then after someone else buys you said you would have paid that price of top dollar. I am sure if look back a few years at your posts this land value was 50,000 per quarter. If you would openly state to the nieghbours maybe advertise in the local newspaper that you are looking for land and paying top dollar they or you both can pocket the realestate fees. The realestate fees are entirely the sellers cost, plus still need the lawyer yet so that is another cost. Some sellers may not realize that there is also lawyer fees. Land prices have just risen so fast that us locals are not bidding enough. Maybe the land is not worth that much. Maybe these investors just have too much money, they don't care to blow it, just want to move here. Also you don't know the selling price, isn't that all secret in fact? Is it even more or less than the stated price? I do think realestate agents are leaches and am surprised they are still in business now a days with the use of computor kijiji sort of system could put them out of business overnight. I believe they are over charging for their fees.

            Or maybe your neighbor really didn't like you SF3.

            If he is that much of a prick, keep the grain that's in your bins. At least make it difficult and point out the services you provided as goodwill.

              Here is the skinny. The four guys are neighbors
              who the farmer quickly phoned before he signed
              up with the real estate. We all know each other so
              met over coffee. No collusion. All agreed. The real
              estate is way over over valued, but everyone had
              a price close to the same. After dust settled he will
              get what we all bid with all fees deducted. So the
              moral of the story is why do we need the real
              estate?
              One other note 3 years ago land was trading 50 to
              75000 now 170 to 300.

                Jesus, sell man sell. Come over here and you can buy land for under 80000. Never mind its only 30 bpa canola and 40 bpa wheat crops.

                  One off has a point. In my area there is roughly
                  only 6 big farmers and 3 colonies in 2
                  municipalities. They could easily decide to have a
                  meeting and set rental agreements and purchase
                  prices. Truth of the matter is that there are very
                  few small to medium farmers left to pick up any
                  property that gets unencumbered.
                  When these BTO' retire multimillionaires, there
                  will be quite a void. 20,000 acres at a time. It's not
                  because the mid size guys don't want to, they just
                  won't be around anymore. Economies of scale.

                      No I was holding off till he needed it.
                      All or nothing!
                      But the best part today the guy who sold
                      out with 8 quarters is phoning all us
                      neighbors trying to get us to sell to the
                      Chinese guy!
                      Lets just say that was a very interesting
                      conversation!!!!!!!!!!!!!
