    Agree 100% with S/f on the last coment... WTF is with retards. Time will sort it self out but in the mean time, it will cost us all a bit more till shit hits the fan.

      Newguy your new guy for a reason.
      Section few years ago land trading at
      40000 a quarter in area a long time
      neighbor we purchased for 45000 a
      quarter no questions asked. Second sale
      three quarters guy showed up said I have
      farmed by you its yours for this amount
      we paid. Third section bought lady
      showed up for grand daughters grad came
      over Sunday and said this is how much
      you have 15 min to decided we purchased.
      Section of highest assessed land in one
      of the RMs we paid top dollar above what
      others were paying.
      So stick it up your Ass on land.
      Problem is one little pesky Real estate agent and Two land companies with out a
      pot to piss in just a bunch of crooks
      who came in last winter and told farmers
      250k a quarter to 350 a quarter they
      would pay, so land jumped form 79 to
      350 in one winter. All never came to be
      and only ones who received money were
      the real estate agent. So yea I'm
      pissed. Its a con taking place and some don't get it.

        I've rented out my crop land to the same guy for over 20 years. We do a crop share deal. 1/3 to me and I pay 1/3 of fert and chemicals. I provide the bin space. He makes all the decisions and all marketing choices.

        I'll give him a hand (free) plowing snow if a B train is coming/driving truck or combine if he's short for a day or two.

        Crop insurance is his....I don't participate (my choice)....if the crop is wiped out I get nothing....but then I don't pay my third of chem expenses.

        Over the years I have done better than cash rent.

        He is an excellent farmer and farms it like he owns it (eventually his son probably will....if he can afford it!). We have an excellent relationship.

          Thats neighbor working with neighbor.
          Perfect, but when big flash comes in
          with what seems like mountains of cash
          some think ps on neighbor and go with
          flash. Funny this time again like the
          late 70s early 80s flash is just flash.
          Most of these land companies don't have
          a pot to piss in as we are finding out
          in our area. One cant come up with the
          money now and other cant flip for higher
          dollars to some poor sucker immigrant.

            SF3 We have the same thing going on, but I have decided that it may be a few years
            before we get any more land.

            It would be very frustrating for a young farmer anxious to build an operation, but I
            have a decent size farm and will wait until the outside interests lose interest.

            As you stated in a previous post it has happened before, and came and went, so likely
            will again.

            In the mean time I will keep some powder dry.

                We to have held off purchases. The one we
                wanted was 8 quarters that would have gave
                me 31 in a block. Was tough to tell the
                real estate agent to go to hell. Now the
                guy maybe isn't getting paid what he
                thought in spring he was getting. Sitting
                and waiting I think is good. Nothing
                increase from 80 to 350 in one winter.

                  Sask3 do I have this correct the guy that sold though the realestate agent only got a down payment and realestate agent of course has his money locked in cause the the realestate agent secures that down payment money from the seller for his own payment so the seller may get nothing out of a down payment could actually get nothing. The rest of the money was supposed to come later but is not apparently. In a case like this usually in the lawyer agreement which typically has not much to do with the realestate agent, the land goes back to the origional seller because of default of payment that is the way I have always written it up anyway on land sales made over 2 years or more payments to the seller. I totally agree with you as we do not need these realestate agents and should really run them out of town. Really opens peoples eyes to what a realestate agent does for you really nothing in some cases. Especially on a land deal.

                    In a way it is the sellers fault. Sask3 these guys that sell are they really that green at deals? They should have secured more money and had the entire land given back to them if there is a payment default.
