    On the other hand late payment could be just handled with interest payments from the buyer also in which he may be allowed to default on. Could get nasty.
    Sask3 that particular land may actually sit idle for many years.

      Now what if the seller dies, or the buyer dies, don't want to go there.

        Come to think of it Sask3 you don't really need this land right but you would like to have it cause it is in the block, Scenario one if it is in the hands of the new owner leave it sit idle, if seller has it buy it or rent it.

          All good points, I agree the real estate agent is
          offering up so much BS and a few believed him.
          When a deal is to good to be true it probably is.
          One of the three is green on dealings like this. His
          lawyer should have warned him. Dad sat by a
          quarter for four years that never got seeded or
          worked in the 60 s we own it today. Patience!

            probably 150 quarters around here got sold paid for and rented . Have not heard of any problems. People selling to highest bidder and young farmers renting big bunches of land to get started farming. And yes things could go bad for young farmers but no risk than it has been in the past. Big farmers around here were done in august this year and now finishing up fall work and looking for more land.
