    Looking at purchasing a large quantity of farm land. I'm curious what is good to above average farm land selling for in your area(preferably cultivated acre)?

          If you can buy and have payments 2 times or less than rent, then buy.If payment are over 3 times the rent, then rent. From 2 to 3 times it is up to individual reasons why you want the land . I heard a person explain it this way and it sounded realistic to me as interest rates and area is always a huge variable.And if you got the cash you want to invest long term Just buy it..

            Farmland is now the thing to buy for city people who watch BNN. They are not worried about having to subsidize the land short term and likely are expecting decent appreciation.

                Our area, southern MB, price is $3000.00/acre. Some bigger farmers are backing away from paying this much and are investing in tile drainage to improve their poorer land.

                  I agree with you Farmaholic regarding coming to the party late....just like the CPP.
                  I'm just referring to what some outside buyers in our area are doing. (Northeast Sask)

                    Braveheart, what the hell are they growing on that dirt? 150 acres @ $3000= $450, 000, half down leaves $225, 000@ 4%= $9000 interest only. Or $60/acre interest only. (Use your own numbers)

                        Here on the west side of Tom country a quarter just closed for a bit more than $3000/ cultivated acre.

                          Realtor friend told me this week that land Lacombe area has traded for 7000 per acre. That was a special case bur he said 4-6000 per arable acre is ballpark. WTF!!!

                            Further east of bravehart in sc mb, heavy poorly drained gumbo clay selling at 4000-4500 per acre. Nuts.

                              Farmaholic, they're nuts! A German docked his U boat in the local slough and announced the land around this place is cheap! (His farm is for sale now.)

                              A local colony got the land squeeze put on them by an aggressive young non Hutt. The Hutts responded by jacking the price to $3000.00.

                              It is what is. Double edged sword. It's made us very wealthy on paper.

                              I have a son wanting to farm and it's made it very hard for him. People either want that price or, won't sell because it's going to go higher.
