    Sask3 In my history purchasing every single one would have ended in me not farming today. Especially them early eighties when banks lent out with no collateral other than the purchase itself no money down. Farmers were bragging that the bank cannot foreclose on them cause they still paid the best. There is a time to buy and a time to take on rented land. Its not uncommon to have a land loan cheaper than rent around here Over the years. Those years are long gone. How would you make a go of buying a large chunk of land today? Will it pay itself?

        Early 80s sat back and drank! Then when the ahit hit the fan buy! After the frost years etc. it's timing.
        If land values start to fall in the USA it's going to come here! Also if investors figure out their is better deal or their broke they will liquidate!
        Don't need a time machine just watch what's happening!
        Maybe the 400000 to 500000 quarters are the 1980s equivalent of 160000 to 240000 back in 80s .
        Rent is good but not the total answer!

          So cause its worth half million today 45 thousand yesterday. Been trying to rent out a house and it just dont go according to contract. Why should land be any different. Renters young farmers will have risks. As far as land is concerned as a land lord I would like to see it clean of weeds. And a good crop on it compared to neighbours. Evidence is there so why use a realestate agent.

            All we farmers have to do is only pay the investors a small amount for rent. The investors are looking for a sizeable return on their investment. Don't pay what they want. But you know farmers....they will fight over the land and pay what they want or more.
