      Very good point GOODRUM, If grain prices tracked the rate of inflation, producers wouldn't have to double, triple or quadruple their farm size to be able to keep up with costs. Or over produce the commodities they grow, to try and keep up, while at the same time pushing the price of their commodity down. Odd, most other businesses try not to use this model.

      Coffee shop rents are always higher than actual rents paid.

            At $2000 per acre purchase price, a 5% ROI is $100 cost of taxes.

              Sf3, mb may have good wheat yields but to expect 60 bpa every year is not realistic. Plus you need 140 lbs of actual N if you want protein in those yields. Some guys pushing 150 lbs. Better off growing grain corn in red river valley. Yields of 130 -140 the last two years. Current cash price is 4.60-4.80 bu.

                I don't give a shit what someone paid or if they want 5%. That is their prob . I will pay according to the value I get , I farm for my return , if land lords "want" 5% - go buy a line of machinery and giver just like one earth , or Broadacre or , or .....,

                  Furrow heard a good one today. Seems the famous land group is back looking to buy then flip again to taxpayers. Well they told a guy they would purchase his land or groups land but he had to guarantee them 65 a acre rent. They all were quiting not farming no more but have to guarantee the new owner rent and pay the difference. It's time for this bill shit to end.
                  If they want a return do like every other farmer buy equip and farm it your self If your so F$&king smart.
