Last year or the year before, when prices were high and we had that bumper crop, people on here were hollering that if you do not pay up, you will lose out. I wish I could remember names, or had the time to look back.
Guys were yodeling about land values and how if you have paid for land, it subsidizes the expensive land costs, so it still makes economic sense. Some guys acted like I had rocks in my head for noting that it makes no economic sense to take on land that does not pay, regardless of the lowered costs because of paid for land.
Where are these guys today?
Land rent here is 30 to 40 an acre. It is generally assessed over 100 000, not a lot of obstacles on lots of it, not in the heart of pothole country. Being burnt with wet, has allowed us to not have had to deal with the run up in land values and rental values.
So what land price per acre equates to 100 dollar rent? Is it also dumb to pay that number for land? Is land retracing in value other areas like it is here?
