    Acres Might Not have a Renter! or be SEEDED!

    In the flood zone something has happened and its not good. See Snow and wet snow ever few days makes water at this time of year ground still froze so water runs back to areas flooded last year. Lots of talk about some half sections having under 200 acres seed able in a month.
    Large blocks that have come up the last few weeks look as only a few have been picked up. One buy a new farmer just starting out. Now that's a lesson no one can teach, playing in mud.
    The big parcels will probably not get seeded as every one who has their land needs aren't going to spend money on worthless fertilizer just to break even. See when costs get out of hand like they are in Ag taking on extra land doesn't happen. Years of back to back floods also take the pepper out of your step. Then their is Calgary or Toronto Bankers saying Wow slow down son were kind of getting worried. See some had piss and vinegar to expand but when they went begging for cash the answer was sit tight and get through this year.
    Now yes in certain areas where the big dogs play with money they made from off farm businesses etc. its all good. New Canadians just arriving look to be interested in farming and going forward but don't understand our weather.
    Lots of life lessons happen in MUD.
    So here is the question of the day are other areas seeing this trend starting to happen. Cost to expand unless planned last summer and purchased are causing a cash situation for 2015 crop expansion. Rent is still at a all time high and unless its tiled or drained to lake or ravine naturally its not worth it. Crop prices for the major crops is low and could go lower come fall. Finally the question lots ask in our area. Why take on more land to work more acres to buy more paint just to break even.
    So again are other areas seeing this starting to take place. Because the dream of end to end seeding and drought is looking like its leaving the area again.
    A month of wind will sure help out but wet areas wont dry out now for seeding spring 2015 crop.

    "IF" this happens it will cool the heels of increasing land prices and rent real quick. Though not every area is the same, some that are typically drier will continue to enjoy the wetter trend. This fall we will know....

      Yea the dry areas are loving this moisture. It was my worst fear that the floods would return. Its early but so much water has started to take acres from all the snow and melt events. Oh well theirs next year. Unfortunately this is to many in a row.
      Seeding plans will change to just seeding areas that are high and piss on wet areas or wet sections or wet quarters. Why waste seed fert and chem to mud shit in.
      Oh how I hate mud.

        Last year my kid and I were looking at some equipment and made a trip from Whitewood to Yorton up the number 9, an unbelievable amount of water in places and it was there long enough for the trees that were standing in it to be dead. It was also bad from Yorkton to about Balcarres on the number 10, very few good canola crops in that stretch I could "see from the highway". Made me grateful for the crops I had at home....

          Conditions here in S AB are 10/10 right now. Good reserve and some weekend snow to recharge the dry surface. Seeding will start next weekend. Is all the Broadacre land going to be farmed this year or will some have a holiday? There is listed land for sale in central AB with two price cuts on it already. (From the statusphere down to the merely ridiculous) so land is on its way down. Nice to see foreign investors get their butt kicked.

            Yeah, but farmland is cheap in Western Canada. Get all you can, NOW!

            I hope some of those who say there is no correlation between land values and productivity, pipe up about now, on this thread, and explain further what they mean. Values have been drifting lower for almost a year around here, because farmers here know that land values must be based on actual productivity.

            I am thankful as a young guy to be in an area where no one has so far invested from china, and where no local guys have been stupid, and elevated land values/rents to stupid levels.

            This next year or two should be interesting, sad in some cases, and a lesson to all.

              I hope every investor takes a long cold bath, they are crazy for what they want for rent. They paid too much for the land to begin with, now they want farmers to fight to pay the big cash rent. IMO ..... let it go to weeds. I rent a little from an investor and I told him what I would pay, and guess what I'm farming the land.

                Some of us understand that Freewheat. It's the guys who don't might feel some pain. Grabbing a high priced quarter or two if you're solid with a paid for land base is no big deal, but buying a high priced farm or a large expansion is scary. I don't care if you come in and pay for it all at once or not, what is the ROI on that money you just spend and is/was there a better/safer place to put it. Imagine if in afew years you owe more than the asset is worth...ouch. Land does/can go down in the short term(if you call mid Eighties to 2010 or whatever short term) but the trend is up. Where are you in life and how much time do you have? Some areas will adjust...

                    What Bigezz said. Tell the investor what you will give them. Take it or **** off. I hope these investors get a good swift kick and maybe learn a lesson in long term land ownership.

                        Chinese don't like it when their renters stuff them a year or two! You guys picked the renter! Deal with it!
                        I think it will sit idle or they will go with the original guy and his promise to pay!

                          Have no problem with people from South America or where ever buying land and farming it themselves. Good on them. It's these ****ing people that are buying and wanting renters and asking the big dollars so they can make their 5% or thereabouts return. Tell these assholes what you are going to give them or it sits idle.
