    East central is the bargain right now, farmers there are getting screwed even at those prices because that old myth that a crop can t be grown there is and never was true.

        Cotton , no doubt they are far smarter than most
        of us in terms of financials. But my projection of a
        implosion within five years is unfolding as we
        speak. All the money in the world can not buy a
        crop or successful farm in western Canada run by
        First Nations and bankers .. Sorry. Your are
        correct that ag is in a very good spot right now,
        but expecting a good ROI with that set up was
        laughable IMO

                  You know Burbert, you dont get it. Guys with
                  unrealistic expectations, a pencil and cheap
                  money, think they can overpay for land, for
                  equipment, for high-paid mismanagers, staff and
                  be able to compete with Jo old farmer, with paid
                  land, his own sweat, paid for repaired equipment,
                  no way Jose.

                  Then you've got puffed up "investors" who really
                  have it figured out. Pay the price, because we
                  have suckers lined up to rent it for 100-120
                  dollars an acre. Uh-huh, this go on for ever. Big
                  ROE until mother nature rears her head.

                    There is an investor in our area that has farm land that hasn't seen a piece of machinery on it for 5 plus years.

                    Rumour has it that someone has taken it on for 5 years, no rent for 3 years taxes for the last 2.

                    Wants it cleaned up so he can sell it.

                    This may start happening sooner than later.
