    I agree and yes Black powder giving away half to ex wife really hurts most farms.
    Now yesterday had a neighbour show up out of the blue with a proposal for us to rent some land.
    Its a neighbour so we became interested and will sign a deal next week.
    Now if it was a land company our drive way is closed.
    Its really simple why give these guys 7 percent on their investment and we do all the work.
    You want us to rent it here is what we pay.

      Also this BS that these companies come up with and say that farmers cant purchase the property, So they do and rent it back to farmers.

        It's been said "do all the work". May I suggest
        instead take all the risk?
        Owners have said to me they have big risk too.
        This on land they have 0-50% today's value
        invested. Ex farmers have said this to me.
        Perceptions are very fickle depending on
        circumstance. We could call it greed.
        Best business practices usually do not factor
        loyalty or long term sustainability for resources.
        So be it.
        SF3 is right. The only way to " fairly" "share" Risk
        is to own the land yourself. At least my wise
        landlords don't use that oxymoron in speech.

            Not sure what your talking about when saying not to wright a check for half to ex wife. If you live with her for 2 years she owns half equity in the house and contents. After the 2 years she gains half of the gain owns half of the farm, corporate gain. If you have kids and she takes care of them you pay her about 1000 per kid on top of the corporate gain. Plus must pay her if her career was compromised. Don't get me started on this shit. Get a pre nup. She would.

              Sask. 3 in all fairness my dad told me a few times. When he started farming everyone said they cannot afford to farm. obviously profit sucked when he started farming. He did it cause he liked farming. Ten years later the same people told dad they could not aford to buy into farming cause land prices were too high. So is the story , its not just about cannot farm without money but being in the right position at the right time. In my opinion investors have hit this scene about right a few years ago. Not sure about now, and to tell you the trueth. I am all for ****ing the investor cause we do not need them in my opinion. You and me that is. My neighbour Klaus may think differently. He is certainly a new class of farmer here. I think him all the best.

                Farming is a marathon, not a sprint.

                Getting in is just a matter of putting your mind to it. Some never do, even though they have it given to them, which is why they end up failing with a paid for farm.

                        Started with a section fully mortgaged, 125
                        chickens and 40 turkeys....and an orange volvo
                        to bring the chicks home. Oil spsce heater,
                        outhouse. Milk cow tied to the doorknob. Think I
                        jest, no way Jose. damn dog ate the chickens,
                        turkeys chased the hoppers into the lodged
                        durum, half never came home. Our kids wont buy
                        a house without a 3-car garage and a jacuzzi
                        tub. Funny, very funny, glad we have stories to
                        tell the grandkids.
