    Been here many times before. Once the CWB ended, I had nothing more to add. Looking for some low risk investments that will yield more than 1% and yes I will be using my own capital.

      you can have best high assessed land with currently crappy climate produce less than low assessed land with timely rains and gentle climate. sounds like what you want is cheap land hoping that the weather will be favorable for a return in your investment, this is what everyone Wants!

            There will always be a renter for top producing land at some price. I've seen poor land being idled in tough years when uneducated investors thought they got a good deal without considering all possibilities.

                I believe there are only two places with Class 1 agricultural land in Saskatchewan.

                  I think you can get 3% anywhere in Saskatchewan. I don't think its sustainable on poor land if we ever get back to normal conditions, whatever normal is.

                    u could a few years ago rents are less rosy these days. Farmland should be left to the primary producer to own imo. When farmers make a few dimes landlords get all glossy eyed and crank rents.

                      What you willing to pay Lesm because 80 a acre rent is 12000 so explain your 3% anywhere!
