    Not for sale my kids know the value of land. If
    they don't farm it will be rented out some day.

      12 years ago bought half section with yard and
      older house for 160 now worth 650. Another half
      section of bush I bought for 40 cleared it myself
      now worth 400. Another 3 quarters I bought for
      110 (bush) now worth 350/400.

      Plus all this land is connected. Started farming in
      1996 with $400 a pick up truck and some
      ambition.

          I remember 1996 and on, it hasn't exactly been a rising market until the last 3 or 4 years. Good on you allfarmer.

                All farmer, sounds like you have been
                LUCKY. Not saying you didn't have
                ambition, but 10 million tonnes of
                ambition does not always translate into
                good fortune of wicked land
                appreciation. I do not think your land
                appreciation is very typical. At least
                here, land has scarcely appreciated at
                all, hence, guys like me with ambition,
                but stagnant land values, are less
                lucky.

                By the same token, at least land here is
                still affordable. Glad for you all the
                same...

                  An Italian fellow bought my parents' land in 1978 for $600 an acre. He farmed it until 1991 when he sold it for $600 an acre.

                  Granted he made money farming it, but he was disappointed by the lack of capital appreciation, which gets even worse if you factor in inflation.

                  I wouldn't criticize anyone for selling because you are nearing retirement and/or the kids don't want to take over. If the alternative is to work yourself into an early grave, what's the point in holding on?

                    How long did it take land values to "correct" after the 80's meltdown? 3-4 years? I know for a fact they dropped 50% here then held steady for a long time. The current rise has been astromical in the time period given.
                    I know it is different this time, but every corection is different and unpredictable as well. It took 15 years or more to get back above the mid 80's values in this area.
