Average C&D per quarter =$65, two different C&D's

Assessments are guides only! No one knows the land better than local residents. I can tell you fj, I have some stuff I wished I didn't have and more of some other stuff I have, but that's everybody. We're kinda rolling and high and dry....hill tops can be stingy. Some bad sand patches...but if there are patches of sand you know what the basic soil texture is of that land. We have a mixed bag of tricks here and I've seen alot better and alot worse....but farming it is all I know. I know it's limitations, it's strong points and it's weaknesses....I just accept it for what it is!
And I've warned the apprentice too! No sense lying to the kid. He saw a really good one in 16 and a couple of poor ones on either side....good reality check!Last edited by farmaholic; Aug 31, 2017, 21:08.

Not too many more sleeps before the tax notices should be out down here. IF ANY ONE EXPECTS JUST A 15% OR SO INCREASE THEY ARE OUT BY A FACTOR OF A FEW HUNDRED PERCENT
Mill rate is set at 8.5...assessments went way up...fudge factors for redistributing onto other classes of assessment apparently weren't changed much if at all (don't quote me on that) so municipal taxes won't double; but there will be some $1000 quarters expected which is a very significant increase. That's what "lottery" winners for clay supply of run away road building costs can do; along with 300,000 graders to replace 5000 hour machines still under warranty. Oh yah and 5 digit remunerations and admitted conflicts of interest the auditor noticed that just won't be adequately addressed by council. Not to mention the grand daddy of all conflicts example that are actually supposed to be soon posted to the official municipal website as the adopted minutes of June 8/2017. Thanks only to Ombudsman pressure on council. And you should have seen first hand how easy it was to say "No problem...nothing to hide"
Well maybe council will hold to be accountable starting in the future..say some future September meeting.
It just could be that circulating exact copies of that regular council meeting in June/2017 will expose a clear example in council's own words what really goes on in YOUR public business.

The tax notices just came out And......
the guesS that there would be some $1000 dollar per quarter taxes was off by $7.00 according to current taxes levied.
For example THE municipal portion on one quarter increased by $313.01 above last years $449.20 total municipal tax. That's about 69.68% greater than in 2016. The school tax increased a measly $24.01 over last years $136.28 or a 17.6% increase
I did the calculations on another ag land quarter and got a 69.59% municipal tax jump and a 17.68% school tax increase over the last tax year amounts
Similar results for a different quarter section were 69.65% and 17.68%
ALL STRONGLY HINTING THAT REASSESSMENT WAS A SHAM AS IT ONLY SEEMS TO REFLECT AN ACROSS THE BOARD ASSESSMENT JUMP AND WHICH WAS THEN USED TO TAKE ADVANTAGE OF BUMPING MUNICIPAL TAXES EXHORBITENTLY...AND COMPARATIVELY SIGNIFICANT (THOUGH SMALLER) INCREASE SCHOOL TAXES OF ABOUT 17.6%
Now many are paying for the "lottery" winnings for clay capping as uttered by one councillor. And remember that relatively few take more out of the local RM coffers compared to all the rest who are net positive tax funding contributors.

Well I going to stick up for some teachers
My wife is a teacher. Works her ass off . Puts up with a lot of little Bastards and mini witch's . She puts in a lot of free time that most don't and helps coach school sports.
Yes there are some useless teachers and ones that abuse the system horribly with stress / sick leave and b/S like that . My wife hates every one of them .
Don't lump all teachers them same , I have seen my wife come home and cry because some ignorant assholes kid needs a severe kick in the ass but teachers can't do anything anymore to discipline these little fukers . And a lot of parents have. zero yes zero responsibility for their kids behaviour.... that's a fact

Market value assessment of farm land only serves to give rm's two avenues to increase taxes, the mill rate and or an increase in assessment due to higher land sales in the area. Sadly if a neighbour sells for a high price my assessment goes up but my land still has the same production to generate dollars to pay a higher tax bill.
Alberta used to and probably still do asses farm land on a productive value so it doesn't change, #4 soil most likely will always be #4 soil and councils there only have the mill rate to manipulate to increase taxes.
