    Not Every Farmer Has A Bad Attitude ... JB

    Looking for productive crop land to rent in the following RMs ....... will pay above market value for premium land, is what the add reads.
    Where is the market and how much above are they will willing to go? Was there some major increase in prices before the Christmas break I didn’t hear of?
    Looking to be one of the highest crop inputs coming this year along with the usual uptick in machinery costs and parts.
    If I was looking to expand it would have happened the second harvest was done, so at least fert could be bought at a little “cheaper” values than today.
    Premium land may have a little better “premium”, but I’ve never seen good dirt make it rain!!

    Well around here the average price would be in the mid 90s but what I found out is there are a few guys over east shelling out $120 and then there are few landowner who weren't up on the market taking $75 and locked into a multi year deal.

    Rent could increase because bank rates are in the 4% range. If guys don't want debt then rent should have a slight premium attached.


    bigzee, what I have noticed is there are some young guys going for it hard and aren't too worried about a flameout. 30 yrs old driving 5 million dollars in equip. I am still swinging wrenches on 25 yr old stuff.

      FCC does operating loans now right? Apparently millenials will do anything to avoid dealing with the job market here in Canuckistan. What will be funny is when the older generation wakes up and finds their retirement pissed away by jr avoiding the real job market. Jr will be looking for a job and the old man has to farm.

        Nope .....the old man will have to sell the farm because junior depreciated his farm and bank account with the paint/decal addiction....

          So what does it matter to you what someone else is doing?
          Just asking.
          If they **** up it shouldn't cost you anything and you will have enough coffee shop gossip and laughter for weeks.

            Reality is that they are jacking up costs for every body at a time when cost reduction is important. These days opportunity is in short supply gotta watch one's back. Are coffee rows common anymore? Have sporadically participated in one a few years back when convenient and it was quite good but do not know of one in this area. In that area, cut throat competition was not common and not much gossip. Most topics discussed were somewhat useful.

                Who has a opp loan?

                Cash is still king!


                Banks use your equity in everything with sec. 427 credit unions use your equity and input capital makes it sound good but has you over a barrel with everything don’t miss a payment.

                  Geez, I never ran land up to 300-450K per quarter but if I want to buy some I sure won't get it for $240K. Land over paid for then the loans wrote down...

                  Same goes for rent.

                  I sure would like $8 for my #1 CWRS 14.0 Px but if everyone else sells for $7.50 I may not get it.


                  If everyone wants to seed their farm wall to wall durum, flax, mustard, canola, what ever....yup it might affect me.



                  So other people's actions sure do affect me....but last time I checked it's a free country, and ultimately what someone else does is none of my business unless it criminally affects me.

                    Exactly what happened in the 80's. Jr quit and Pa and Ma found themselves near retirement age and once paid for farm carrying a huge debt. Sad.

                            All these “Fuk ups” cost us money in increased rents . Seen it several times here now over the past ten years .
                            Run around taking land from everywhere and anyone , giver for a few years then go tits up leaving the rest of us to pay the increased rents all across the board . Then I can’t afford to go to coffee shop cause rents are high and then it’s not funny anymore lol .
                            Sure works good on paper 📝 lol , until Mother Nature backhands ya once or twice ..
