    What are Guys Seeing?

    A month ago, thousands of acres of high priced land for sale all around me $3500-4000 an acre.

    All sold now. Some of this stuff $625k a quarter. WTF?

    I feel this industry is totally forgotten. The same day that Minister Bibu said their is no money and fixing stability programs would be costly, skippys other minister went into Toronto and announced $1.5B for housing. Absolutely zero effort being put toward our trade dealings and the carbon tax ready to go up on all of us.

    Add on that an absolute weather disaster and the prices barely budge. I can safely say they never will after that. Something is rigged in the pricing.

    What are people seeing in Ag that I don't?

    Yup locally a listing for 4 million for 2800 acres sold inside of a month....

    For context that land wasn't worth 30,000 a quarter in 2005...

      Maybe ask yourselves who the new owners are.

      BTO, MTO, STO, Investor(domestic, foreign, institutional)?

      Maybe things are only bad in Agriville?

        Rumour has it that it was a colony...can't confirm...Will know in the spring...

        The other rumour is the heads of the colonies sat down with a financial institution for better lending rates and terms that will make any young farmer not able to compete ...

          Looks like some of all three from the land sales. Some just have steel balls I guess.

          As for me, I got the fear of god put in me this harvest. I could have been easily put out of business (or tapping equity) this year had things gone just a little more sideways.

            There are a lot of guys in the last few years that had that exact thing happen....you just have to see the RBA catalog....

            A typical farm with a 60 foot air drill , sprayer and 2 combines is not a small farm in my mind....minimum 3500 acres....gone...

            Then there is the ads on kijiji down sizing or exiting that don't want to pay commissions or don't have to...

              No answers for you on the land. $800k/ 1/4 here. Fifth gen, Hutts, Oil, are who bidding.
              Speaking of wake up call.
              It seems one cost or another takes a leap suddenly. Gotta pay attention lol.
              15 years ago it was cost of doing repairs. Now it seems the cost of new has pushed near new up a $100k for same hour machine, just in last 5 years.
              Shopping for possibly last combine here and payment needs to be 5 to 15k / year higher for same unit and hours as last time. WTF

                From two lawyer’s mouths: China ,via Chinese citizens with Canadian residency, is buying farmland. Thousands of acres.

                Canada provides satellite farms.

                That is my understanding.

                  Its not healthy for the industry or family farms or community....

                  But when the bill comes due from the government ...its going to be a monster....

                    I am slowly existing farming due to my age and also no one to pass the farm to. I haven’t upgraded any machinery for a few years now. I for one will not have an auction sale and will run my existing equipment into the ground. There will be no sales commissions or recaptured capital cost. By the time I exit the equipment can be dragged into the bush. My equipment is obsolete in the eyes of anyone over 2500ac anyways.

                      Chinese realtor here is working on behalf of a bunch of them, she tells me the Chinese government bank will provide them with 25% for the down payment interest free with no repayment for 20 years, buyer has to finance the rest locally

                        Little bird told me the most stretched are MTOs leveraging out trying to get a couple kids into the operation. Tapping all the dads equity to do so.

                        I guess its my size that is warping my perception of this business. I am the small c*ck on the block. Maybe things look better at 5000+ ac.

                          Looks like Ottawa is handing China the keys. Expect more "investment" as the Communist party uses its iron fist in Hong Kong chasing the entrepreneurs out. Can't really blame them, if your looking to get out, ask a ridiculous amount in USD. Get creative they are over the barrel and have to get out. A serious devaluing of CAD will stop the farmland purchases.

                              Afraid this is one we wont win either. There are too many old guys looking for the exit and no support from our govt to get younger people in. I am sure the Chinese treasury can weather the ups and downs better than I can.
