Have had Albertans buy land locally too and end up selling after a few years too. Sometimes its cheap for a reason. Land rent is creeping up now but for years it was pretty low. The lowest I have paid in the last 20 years was for taxes. Land was black summer fallow that the guy decided the first week in May he didn't want to bother seeding that year. The highest cash rent this year in our area is under $70. We had lots in the fairly recent past at $42 payable in the fall. I know some guys that pushed land rent values hard a few years ago and they got their asses handed to them. The margins can be pretty thin in a lot of years.
