Some thing does not add up.
A concrete floor capable of handling loaded semis…. With footings is way over 24’/sq Ft… just for the concrete work alone. Plumbing and sumps in the floor on top of that. Outside 3’ aprons with a couple of 12’ pads outside…around the outside of building are $25,000 at least… for concrete work that won’t fail with foundation work. Add in floor heating…. Another 5$/sq Ft.
Bathroom and tool rooms, office all on top.
Add for decent air system. Insulation under the concrete floor… on the footings…. R24 minimum.
Fans, lights, electrical… add at least another 15$/sqFt. You get exactly what you pay for…. A 4’ foundation is not sufficient for a shop with loaded truck traffic.
$100/sqft is minimum for a fully finished new shop. Defying gravity is a……. R44 walls and R55 ceiling should be a minimum with the cost of heating. Rooftop should be sealed with no exposed bolts galvalume for 60 year life… 1/2†plywood under the roofing minimum.
