Looks like Canadian land market hasn't got the memo about deflation yet.
Saskatchewan up 15.7% in 2023 in spite of a multi-year drought.

My thoughts - I thought the Sask #'s were a bit high, but maybe it was Monette.
Alberta seemed low compared to the stories of how everyone is moving to Alberta! BC being down made sense as that market got overheated. I was surprised Ontario was up so much after there was so much speculation in Southern part.

Numbers look right in my neck of the woods, don’t really follow further afield. Hutts are the ones driving prices up here. Properties on the hinterland fringe take forever to sell, good stuff gets sold without being listed.

east central sk has the cheapest land in all of canada bar none. its weird because it's probably close to the top of the production of non row crop areas. black hats are starting to notice and are moving in so if you want to get more land this is the place!

The second cheapest quarter was $56,000.
With $1600 in surface lease revenue.
If the annual lease never goes up, the principle will be paid off in 35 years. As it increases with inflation, odds are that can be cut down to fit a 25 year mortgage.
In theory, all you'd have to do is pay the interest and the taxes.

I had an Uncle with land there for 20 years. Farmers used to get excited about a 30 bushel summerfallow crop of wheat.

If I had to guess that photo was taken probably 4 to 5 years ago at the end of those wet years. I bet there is 25% of that water remaining? We farm land that on used to be pot hole after pot hole filled with water. Now they are the most productive parts of the quarter!

As per AFSC, dryland wheat for risk area 4, containing Youngstown was 13 bu in 2023. Canola, 12 bu. Peas 13.

Things to consider with regards to that land price, and stated yields:
1) risk area 4 is massive: Areas with significantly better soil like the social plains, schuler/hilda, the foot of the cypress hills, and god forbid even my neighborhood are influencing that average.
2) Youngstown area is highly variable with a tendency to solonetzic soils. If it's solonetzic, even grass will be reluctant to grow. Especially in that neighborhood, one prefers to sell when there is significant snowcover...
3) you had better get familiar with Super-B's or paying significant custom trucking rates as you have one delivery option that is 45 miles away, and the remaining options are 100+ miles.
4) It's highly unlikely that any "surface revenue" is bankable beyond 5yrs at best. You will be fortunate to get ahold of the shallow gas, non-producing owner to update the legal owner... Then there's the question of whether those cheques will arrive let alone be cashable. There has been no new activity here for at least 15 years, with significantly more service rigs cutting sub-surface, and installing concrete plugs than there has been active drilling rigs.
5) Have I mentioned it's dry? Honest to god, if this isn't the place dreams go to die, you can see it from there!

Doesn't look to be cheap anymore considering it had a 20.8% increase in 2023.
