        I thought that sounded cheap for the Edmonton area, but I don't know that specific area very well.
        I checked google earth historic imagery. Looks like beautiful uninterrupted farmland in a drought. Otherwise it looks like this:

                  Ehhh that image you took was from 2020 though, an exceptionally wet spring & summer around here (I'm an hour away from Lamont). Only year we've made an unseeded acres claim. Kept the floaters on the sprayer all summer. Disc'd every acre in the fall, once it dried up, due to sprayer ruts.

                  Here's the accumulated rainfall from Apr to Oct 2020 at the two weather stations nearest to the land in the sale

                  and here's 2022, which is the latest imagery on google earth and in the sale ad. Last significant rainfall in August then it turned dry. Was a beautiful fall harvest and we had some record yields, had a bit more rain than lamont.

                    Definitely areas with a tremendous amount of wealth , good to see .
                    Land was 1/2 of that here that past year or so
